How any bedrooms - have you thought of renting it out?

You might be able to:

(a) Stay in the property, but get couple of babes to rent the spare bedrooms on a share accomodation basis, I don't know how many bedrooms there are, but it might be possible to live of your $400 plus the room rents, or

(b) Rent out the whole property. I imagine it would be negative geared, so as well as getting tenants to contribute towards the repayments you could reduce your tax bill. You could then reduce the amount of tax your employer takes out of your pay to further assist you.

Its a 3 bedroom house,

But no financial institution would lend me the money to buy her out, because over 70% of my income would be going towards the loan,

but the thought of living with 2 hot single bi babes sounds really good to me

If you tell your lender that you are going to rent the place they might lend you the money, particularly if you have a good record with them. They will factor in your estimated rental income. The rate will be probably be higher than what you are paying now, because investment loans are normally more expensive than owner/occupier loans. But do some research, find out what you can rent it for, factor in the tax savings, work out how much you will have to pay to live somewhere else, and go to your lender with all the details - you might be surprised.

I don't know what the situation is with stamp duty in Victoria. I imagine you will have to pay stamp duty in respect of the half share transferred from your ex to you, so you will have to factor that in to your loan.

If interest and other expenses is more than the rent, you will be able to claim the loss as a tax deduction. If the property was built after 1982 and you rent it out you will also be able to claim a certain amount of depreciation as a tax deduction. This is money for jam - you can reduce your tax but you don't actually have to pay out any money.

Remember, you don't have to wait until the end of the year to get a tax refund, you can apply for a reduction of the tax taken out of your pay each week/fornight/month.

If you are stretched to the limit, remember to lock in the interest rate, because if rates go up you don't want exposure to either higher repayments, or a forced sale in a falling market.

All this will work best for you if the property has gone up in value since you and your ex bought it. Make sure you get two valuations, an accurate one for the bank, and a low one to wave under your ex's nose when you're negotiating how much she gets for her half share. Also make sure you deduct from that valuation the real estate agent and solicitors fees you would have to pay if the property was sold through an agent.

I don't know how you and your ex split the repayments to date. If you paid more than she did make sure you get back the extra payments made by you deducted from the amount she gets paid. Your solicitor should sort this. If she paid more then you, then keep quiet about that aspect, unless she brings it up.

the same happened to my brother he had bought a house and his wife left him after only 8 months of marriage he ended up renting the other 2 rooms out so u should take that into consideration.. it work for him and one was a young hot girl who he is now dating
