I suppose for me as a seller, the taking of a deposit is an act of good faith and therefore signals a genuine intention that the buyer will proceed.

On the part of the buyer, the giving of a deposit is a signal that he has secured the purchase and will not be gazumped by another buyer until he can finalise the transaction.
